Transformative projects: Revitalising the City Centre
At the heart of this transformation is the anticipated arrival of Kapodistrian University, primarily its Medical School, which has sparked a surge in investment activity. Numerous buildings that had remained vacant within the walled city for years are now being redeveloped into student residences, hotels, and apartments.
Currently, over 250 student residences are under construction. The Nicosia Municipality has already completed residences on Voulgaroktonou and Archbishop Street, enhancing the area’s appeal.
Boosting Student Population
Initial projections indicate that approximately 2,000 students could inhabit the Old City within the next five years, a figure expected to invigorate the local economy and community life. The evaluation process for the National and Kapodistrian University of Athens has concluded, and final approval from DIPAE is anticipated, aiming for the branch to commence operations this academic year.
Revamping Key Areas
Another significant initiative is the €13 million project to redevelop Ledra, Onasagorou, and connecting streets, funded through the Recovery Fund. This project aims to revamp the area, following the successful transformation of the eastern part of the old city, which has become lively and popular among young people.
The design for this redevelopment will undergo structured dialogue to ensure minimal disruption to local businesses. In addition, the Constantinou Palaeologou upgrade project is on track, promising further enhancements to the area after the completion of Trikoupi Street.
Residential Developments on the Rise
Investment is also flowing into the commercial triangle and the former GSP site, with at least seven residential projects underway and additional ones in the licensing phase. Announcements regarding the commercial uses of the GSP are expected soon, and interest from major domestic catering groups has been noted.
Creating Green Spaces and Community Areas
Beyond the city centre, the Municipality is focusing on sustainability and increasing green spaces across all districts. In Egkomi, the Mayor’s proposal for a Metropolitan Park at the State Fair is gaining traction, receiving support from various political parties and the local community. This initiative aims to create the largest municipal park in Cyprus, covering 250,000 square metres, with only a small percentage allocated for kiosks.
Initially, the government had reservations regarding the project’s financial feasibility, but those concerns are diminishing as plans progress. Public consultations will be held to ensure community involvement, and immediate requests for funding to enhance and beautify the area are expected.
Future of SOPAZ Redevelopment
Additionally, the SOPAZ redevelopment is progressing with a feasibility study awarded to a reputable international firm, expected to be completed this year. The Municipality is actively seeking state plots to complement its own properties, outlining a vision for a sustainable community rich in green spaces, culture, and innovation.
Key to the redevelopment is the under-construction Famagusta Avenue, which will improve connectivity between Aglantzia and Kaimakli, linking Eastern Nicosia to the highway via the University of Cyprus. This infrastructure enhancement will facilitate access to SOPAZ, making it an attractive area for development.
Beginning New Projects
In Agios Dometios, significant reconstruction is set to kick off on Prince Charles Avenue this September. Aglantzia is also seeing major anti-flood projects around Makariou Avenue, with plans for the renovation of the local swimming pool and the historic core redevelopment.
