The analysis concentrated on one, two, and three-bedroom standard apartments located in Limassol, Nicosia, Paphos, and Larnaca, which are the four largest cities on the island. Standard apartments, defined as properties under 200 square metres that lack luxury features such as swimming pools or seafront locations, constitute about 40 per cent of the residential property market.

In examining the rental trends, Perprice found that prices generally increased across these cities. Notably, Paphos experienced the most significant rise, with rental prices climbing 4.8 per cent, pushing the average from €1,178 to €1,234. Nicosia followed with a 1.4 per cent increase, from €1,008 to €1,022.

While Larnaca saw a minimal increase of 0.1 per cent, rising from €1,125 to €1,126, Limassol was an exception, recording an overall decrease of 1.9 per cent, with prices falling from €1,969 to €1,931.

Nicosia showed slight increases across all types of standard apartments. One-bedroom apartments saw a modest rise of 0.6 per cent, moving from €683 to €687. Two-bedroom apartments increased by 0.4 per cent, from €997 to €1,001, while three-bedroom apartments edged up by 0.1 per cent, from €1,335 to €1,336. However, the total number of available rental units in Nicosia decreased slightly, from 1,705 to 1,693.

Limassol’s Mixed Outcomes

In Limassol, the picture was more mixed. One-bedroom apartments increased by 0.6 per cent, from €1,400 to €1,409, and two-bedroom units saw a more substantial rise of 2.0 per cent, from €1,943 to €1,981. However, three-bedroom apartments experienced a notable decline, dropping 7.7 per cent, from €2,380 to €2,197. The number of apartments for rent in Limassol remained relatively stable, increasing slightly from 2,516 to 2,524 units.

Paphos recorded price hikes in two and three-bedroom apartments, while one-bedroom units saw a slight decrease. The average rent for two-bedroom apartments surged by 7.2 per cent, moving from €1,126 to €1,207, and three-bedroom apartments increased by 2.9 per cent, from €1,468 to €1,511. Conversely, one-bedroom prices fell by 0.6 per cent, from €887 to €882, with the total number of apartments for rent in Paphos declining from 335 to 298.

Larnaca displayed a mix of results as well. One-bedroom apartments rose by 0.5 per cent, from €878 to €882, and two-bedroom units increased by 2.4 per cent, moving from €1,136 to €1,163. However, three-bedroom apartments faced a decline of 4.3 per cent, falling from €1,313 to €1,256. The number of rental apartments in Larnaca increased from 491 to 542 units.

Perprice cautioned that the observed price fluctuations could be seasonal and may not indicate long-term trends within the Cypriot housing market.
