Trozena Development Under Scrutiny as EOA Limassol Plans Inspection

Trozena is set to be the focus of an inspection by officials from the Limassol district local government organisation (EOA Limassol), who aim to verify compliance with building regulations. EOA president Yiannis Tsouloftas announced on Wednesday that the visit will assess whether the investor has adhered to instructions to halt construction in areas flagged for irregularities.

This inspection follows mounting concerns regarding a large-scale development in the environmentally sensitive Trozena settlement, part of the Natura 2000 protected network. Uriel Kertsz, the investor behind the project, expressed his enthusiasm for the area, stating, “I was driving down the small roads. I saw the place and fell in love.”

Tsouloftas revealed that a preliminary inspection by EOA had uncovered several construction activities occurring without the necessary planning permits. On May 25, 2026, a letter was dispatched to halt all works requiring a building permit, signalling a clear directive for compliance.

To ensure the project aligns with environmental standards, EOA has also requested that the architects involved submit a comprehensive master plan that outlines the entire development. “The aim is for the full development to be presented and examined by the two competent authorities as a whole for approval,” Tsouloftas explained.

This ambitious project is not merely a straightforward renovation; planning documents indicate a major redevelopment effort featuring 64 rooms, 16 restored structures, and capacity for 132 visitors. Additionally, plans include a winery, a large restaurant, wellness facilities, reception areas, glamping infrastructure, and vineyards, positioning Trozena as a holistic wellness retreat.

The project has ignited a multifaceted debate surrounding foreign investment, environmental protection, public access, and national identity. As scrutiny intensifies, the community watches closely to see how the developments unfold in this cherished area.
