This figure represents a 14.6% increase compared to the same period last year and marks the first time that the half-year sales count has surpassed 10,000. Cyprus property: Strong Performance in June

June rounded out the half-year with a significant uptick, witnessing 1,964 sales, a remarkable 27% increase from the previous year. This achievement makes it the best June on record for the island’s property market. The growth momentum that started at the beginning of the year continued to build, with January kicking off the year 11% ahead of last year’s sales. This upward trend persisted, with sales increasing by 12% in February, 18% in March, and 15% in April.

District Breakdown: Limassol Leads the Charge

Every district in Cyprus experienced growth, but Limassol stood out with 727 contracts processed in June alone, reflecting a staggering 64% year-on-year increase. Over the six-month period, Limassol led the market with 3,264 contracts, a 19.8% rise from the previous year. Paphos, meanwhile, recorded the fastest growth rate at 20.5%, indicating a robust demand across the districts.

Significant Financial Movements

The total value of property transactions in the first half reached €2.23 billion, with June contributing €541 million to this figure, making it the strongest month of 2026. Limassol dominated the transactions, accounting for €906 million, followed by Nicosia at €471 million, Paphos at €438 million, Larnaca at €305 million, and Famagusta at €111 million.

International Buyers Increasingly Active

Foreign buyers have played a crucial role in this market surge, with 4,151 properties under contract in the first half of the year. Paphos remains the top choice for international investors, with 1,401 properties sold, followed closely by Limassol with 1,196 and Larnaca with 997. Notably, around 66% of these purchases were made by non-EU nationals, highlighting the strong appeal of Cyprus’s coastal properties, particularly in Paphos, where foreign buyers accounted for over 41% of transactions.

Rising Property Prices Reflect Robust Demand

As demand continues to soar, property prices are following suit. According to the latest data from the Central Bank of Cyprus, the Residential Property Price Index indicated a year-on-year increase of 10.8% for apartments, while houses rose by 3.0%. This disparity underscores the growing preference for compact urban and coastal properties among both local and international buyers.

Favourable Financing Conditions

The supportive credit environment is also contributing to this thriving market. New housing loans in 2025 reached €2.0 billion, marking a 36.4% increase from the previous year. The average mortgage rate stands at approximately 3.06%, encouraging more buyers to enter the market. The shift towards fixed-rate loans is evident, with variable-rate loans now making up only 12% of new lending, down from over 90% in 2022.
