Cyprus has experienced a 9 per cent annual increase in property sales in November 2025, according to the Department of Lands and Surveys (DLS). A total of 1,644 sales documents were submitted to district land registry offices, up from 1,506 in the same month last year.

Regional Variations in Property Sales
The data reveals a varied landscape across different districts. Both Larnaca and Paphos reported a robust 24 per cent increase in property sales. Nicosia also contributed positively with a 20 per cent rise, bringing its total filings to 386 from 322 a year earlier.
In contrast, the Famagusta free area only saw a modest 3 per cent increase, following a remarkable 52 per cent jump in October. Limassol, however, faced a downturn, with sales declining by 14 per cent to 439, down from 511 in November 2024.
Year-to-Date Sales Trends
As of November, property sales across Cyprus reached 16,455, marking a 14 per cent increase compared to the 14,458 sales recorded during the same period last year. This upward trend is particularly notable across several districts. Nicosia led with a 17 per cent increase, while Larnaca and Paphos reported rises of 16 per cent and 14 per cent respectively. Famagusta’s growth was recorded at 13 per cent, and Limassol followed with a 10 per cent increase.
Comparative Figures from Previous Years
For context, a total of 15,797 sales documents were filed in 2024, which is only slightly above the level seen in 2023. The current figures indicate a strengthening market, suggesting a positive trajectory for property sales in Cyprus as 2025 progresses.
