The Cypriot government has approved an additional €12 million for an affordable housing project in Strovolos. This initiative, as stated by the Interior Ministry, aims to construct 54 two-bedroom apartments to address the growing need for affordable housing.

Affordable housing: Details of the Housing Project

The affordable housing scheme will be executed by the Cyprus Land Development Corporation (Koag), with construction set to commence by the end of the year. The project is expected to be completed within 24 months, providing much-needed housing for low- and middle-income families.

Broader Housing Strategy

This initiative is part of a comprehensive housing policy aimed at increasing the stock of affordable housing and alleviating financial pressures on vulnerable households. The government has recognised the urgent need for affordable living options, particularly in urban areas.

In addition to the Strovolos project, Koag is already undertaking a separate housing initiative in Limassol’s Ayios Nikolaos area. This project, backed by €16 million in state funding, will provide 138 apartments available for affordable rent.

Phased Approach to Affordable Rentals

The Limassol development represents the first phase of a larger affordable rental scheme in partnership with the municipality. The entire initiative is budgeted at over €22 million and aims to create approximately 600 units across Ayios Nikolaos and Ayios Ioannis. Rents for these units are expected to be set 25 to 30 per cent below market levels, making them more accessible to those in need.

Koag’s Expanding Role

Under the Christodoulides administration’s housing strategy, Koag has seen its responsibilities grow significantly. The corporation is now viewed as the primary agency for implementing the government’s housing projects. Its special affordable housing fund is being replenished through connections with various urban planning schemes, including amnesty and incentive plans, as well as build-to-rent initiatives.

Future Housing Plans

Koag’s housing projects extend beyond the capital, Nicosia, and the coastal city of Limassol. The corporation has entered into agreements with private firms for the development of 84 units and completed 16 homes for sale last year. Additionally, 24 more homes are currently under construction and are expected to be ready for delivery in 2025.

By the end of next year, Koag anticipates breaking ground on another 135 homes in various locations, including Pano Polemidia, Ayios Dometios, Lakatamia, Palouriotissa, and Kaimakli. This ongoing commitment to housing development is vital for meeting the demand in these regions.

Long-Term Housing Vision

Looking further ahead, Koag has plans for the gradual introduction of 181 housing units in Nicosia and Limassol by 2025, with an additional 204 units projected for 2026. This strategy aims to steadily supply the housing market through to 2027, ensuring a consistent availability of affordable options.

Government Commitment

The Interior Ministry has reaffirmed the government’s dedication to addressing housing challenges with targeted and realistic actions. The approval of this €12 million funding for the Strovolos project underscores the seriousness of this commitment.
