Limassol Solidifies Its Status as a Leading Hub for High-End Property Sales

Limassol remains a decisive hub for multi-million euro property sales, as evidenced by the recent record-breaking transaction in October 2025. A stunning three-floor apartment was sold for €15.2 million, marking the highest property sale in Cyprus for that month and reinforcing the city’s dominance in the luxury real estate market.

According to a detailed analysis by Ask Wire, a data analytics company specialising in real estate, the top ten property transactions across Cyprus during October amounted to an impressive €87.6 million. Limassol played a significant role in this figure, with eight of these sales occurring within the city.

The standout sale was located in Potamos Germasogeia, which has repeatedly shown its appeal to affluent buyers. This area not only witnessed the highest transaction but also featured several other high-value apartments, highlighting its sustained attractiveness in the upper-end market. The cumulative value of the eight transactions from Limassol reached nearly €77 million, a substantial figure compared to the two sales from the Famagusta district, which totalled approximately €11 million.

Pavlos Loizou, CEO of Ask Wire, commented on the findings, stating, “Limassol continues to play a decisive role in the high-end property market.” He noted that this district is where transactions in the seven- and eight-figure range occur more frequently, particularly emphasising that such sales, especially involving apartments, are rarely seen in other regions of Cyprus.

Loizou specifically highlighted the Germasogeia area, asserting that “in that area in particular, we consistently observe high-value sales over time.” This reinforces the notion that Limassol is not just a transient hotspot but rather a stable and flourishing market for luxury properties.

Residential properties have notably contributed to the high-value transactions of the month, with four of the ten sales being residential. This included three apartments in Potamos Germasogeia and a house in Ayia Napa, which together were valued at €31.9 million. Additionally, three fields sold during October brought in a combined value of €16.9 million, further showcasing the diverse appeal of the property market in Limassol.

The analysis conducted by Ask Wire draws on transaction data from the Cyprus Department of Lands and Surveys, ensuring that the figures reflect accurate market trends. As Limassol continues to thrive in the high-end property sector, its reputation as a premier destination for luxury real estate remains firmly established.
