The recent foundation stone laying for the Adonis III project in Polemidia, Limassol, showcases the government’s commitment to affordable housing, President Nikos Christodoulides stated on Tuesday. This initiative aims to address the pressing housing challenges not only in Cyprus but across Europe.

Speaking at the event, President Christodoulides emphasised that the government is implementing a comprehensive framework for affordable housing. “Our policy is based on a comprehensive framework, very specific plans, and I’m genuinely glad that we can deliver tangible results,” he remarked.
About the Adonis III Project
The Adonis III development, undertaken by the Land Development Corporation (Koag), will feature 29 semi-detached homes, each with three bedrooms. The construction is being carried out by A. Aristotelous Construction Ltd. The homes are priced between €263,000 and €320,000, which Koag chairman Theseas Ioannou noted is over 20 per cent below the current market rates in Limassol.
Application Process and Future Plans
The first application period for potential buyers will run from June 1 to August 31. This project forms part of the government’s wider strategy to enhance the stock of affordable housing throughout the island.
Christodoulides asserted that the Adonis III project exemplifies what can be accomplished with strategic planning and political will. He pointed out that the government has accelerated licensing procedures and invested in state land, in addition to introducing various incentives aimed at increasing housing supply.
Broader Housing Initiatives in Cyprus
Further initiatives include plans for 500 affordable homes targeted at young couples across Cyprus, alongside collaborations with private developers that are expected to yield more than 2,500 housing units over the next two years. “Housing is high on our priorities,” the president stated, reiterating the government’s commitment to investing resources and formulating new policies to tackle the housing crisis.
Financial Support for Housing
Over the past two years, the government has allocated nearly €200 million in housing-related support measures, benefiting more than 5,600 individuals. Christodoulides highlighted that the administration has made substantial efforts to restore and secure funding for Koag, a semi-governmental organisation dedicated to meeting the housing needs of low- and middle-income families.
Funding History and Changes
Historically, Koag relied heavily on proceeds from the now-defunct citizenship-by-investment programme, which was cancelled in late 2020. This programme required citizenship applicants to make a non-refundable donation of €75,000 to Koag, contributing millions to affordable housing and student dormitory projects during its operation.
With the programme’s closure, the government faced the challenge of finding new funding mechanisms for Koag. Efforts have been made to ensure that the organisation can continue to fulfil its mission of providing affordable housing solutions.
